Development ProjectsIn accordance with the development programme for the period up to the year 2007, the “Stroyteks” Group of Companies is going to increase the building capacity to 100 000 square meters in Moscow and 120 000 square meters in the Moscow region. The applied high-standard technologies is a guarantee of efficiency of building works and, consequently, the welfare of the dwellers. In 2006 the Group of Companies will begin the complex development of the district 22 in Mytyschy. The project design includes 20 dwelling houses (267 000 square meters), a secondary school, children’s pre-school objects, an exhibition hall, and a Museum of Tea. Also envisaged are a sporting-recreation centre (including the training facilities, a swimming pool, and a café), as well as a multi-purpose city centre housing a cinema theatre, a hobby club, social services, and a restaurant. The total space of the complex is 365 000 square meters. A multiple-stage dwelling complex (from 10 to 22 floors) is being planned in the city of Khimky (Vatutina street, 9), Moscow region. The total space of the building is 65 000 square meters including the built it and joined up social-purpose objects as well as the surface and underground parking places. The complex is situated on the right bank of the Moscow Canal between the Ring Road and the Oktyabrskaya railway. The building site is quite near the Khimky railway station. The complex will cover 2,5 hectares, the total construction space is 90 000 square meters.
Of the total dwelling space one-room flats will make 40%, two and three-room ones – 30% each. Larger flats and penthouses will be provided in limited quantities. The carcass of garage parking and overhead covers are concrete monolith including girderless spanning for the dwelling space; three-layer outer walls have an effective heater and a finishing row of decorative bricks of different colours. A new dwelling complex is going to be built in Nakhabino (Moscow region, near Krasnogorsk). The building in Novaya street (total space - 20 000 square meters) will cover the site of 1,88 hectares.
Project design of a dwelling complex in Chertanovskaya street, Moscow, 43 In the municipal district “Chertanovo Central” in the south administrative area of Moscow (Chertanovskaya street, 43) a new dwelling complex is being scheduled. The construction presents a three-tower monolith composition (17-23-23 floors) with multistage penthouses in each tower and a social-purpose space in the base and first floors. The building site covers 2, 04 hectares, the total residential space is 47 800 m². The complex is rated at 336 flats: one-room flats – from 45 m², two-room flats – 60- 80 m², three-room flats – 80- 100 m² and four-room ones – 100- 120 m². The project provides for the underground garage parking for 176 cars with the inner staircase connecting the first floor sections of the building and an open guest parking place.
All flats have an improved layout based on the functional zoning for the benefit of the residents. Each tower building is equipped with 4 lifts – two passenger and two freight ones. The landscaping will include the paving of the surrounding territory with concrete tiles, playing-sites for recreation and sports are also envisaged. A new residential building in the “Danilovsky” municipal district of the Southern administrative region of Moscow will be situated at the crossroads of Masterkova and Leninskaya Sloboda streets in the vicinity of the “Avtozavodskaya” underground station (only 2 minutes on foot). The building consists of seven multistage sections (12-13-14-15 floors). The ground floor is non-residential – it will provide space for shops and household services. There is an underground parking rated at 180 cars with an inside staircase connecting it with the ground floors of the building. Entrance to the parking is via a two-way ramp. Entrances to the residential part of the building are from the inner yard; entrances to the ground floor space overlook the main street. A kindergarten for 60 places is going to be attached to the southern façade of the building. It is surrounded by a territory adjoining the inner yard. The main street façades have a wave-like shape and are going to be decorated with impressive glossy ceramic granite. The residential fund of the house includes flats with lounges and glazed verandas: one-room flats – from 47 to 51m²; two-room flats – from 65 to 71m²; three-room flats – from 100 to 127m²; and four-room flats – from 123 to 150m². Each flat has one or two bathrooms depending on the number of rooms. All flats will have a fixed layout and a fully prepared structure for finishing decoration. The building of the dwelling complexes in Chertanovskaya street, 43 and Leninskaya Sloboda street, 11 will be carried out by the “Stroyteks” Group of Companies in cooperation with the OOO “Serebryanyj Dvor”.
